Every standard service includes travel within 30 minutes round trip of Glenwood Springs, time on site with photos and field notes, one round of follow-up questions, and Michael J. Dobbs, P.E. doing the work personally.
We review drawings, photos or reports you send and answer in writing by email. No site visit.
One site visit to answer one structural question. Can this post come out? Is this crack a problem? Answer on site, confirmed by email.
One site visit and a written summary of a home's primary structure, for a buyer and their agent.
One site visit and a signed and sealed report on a defined condition, for a building department, insurer, lender or HOA.
One beam, header, post or footing in a known load condition, with a signed and sealed sketch and connection callout.
One site visit and a signed and sealed assessment of condition, movement, likely cause and repair approach.

Fees effective September 2026 for sites in the Roaring Fork, Colorado River and Eagle Valleys. Travel beyond 30 minutes round trip is billed separately.
Sometimes it isn't, and that usually shows up on site. Examples: more than one question, element or area at the same address. No safe access... a crawlspace, attic, roof or finished ceiling has to be opened. No drawings exist and the framing has to be measured first. Snow, seismic or wind load has to be evaluated, not assumed. A repair design is needed, not just an opinion. Documentation for litigation, an insurance claim or a permit submittal.
What happens then. We stop, tell you on site and give you a revised fee in writing. Nothing more happens until you agree. The standard fee still covers the visit, and it's credited in full if you go ahead. You'll never get an invoice for work you didn't agree to.
New homes, additions and remodels. Quoted as a written Engineering Services Proposal with a fee range, what's included, what isn't, what we need from you and when it will be delivered. Issued before any work begins.
Paying. Invoices go out on delivery. We accept ACH, check, Zelle, Venmo, PayPal, Apple Pay and card. Phone calls are never billed.
